In this market if you wait ONE DAY to see a HOUSE it is now often too late. They get listed and have several offers by the end of the day. So how can a buyer find a house and get an offer accepted.
1) Be prepared to offer $10,000 to $20,000 over the asking price.
2) Be ready to write up an offer right after seeing the house.
3) Be flexible with closing dates.
4) Get approved for CONVENTIONAL FINANCING ... some bank still won't take FHA or VA loans.

Need to give my hometown some love! This weekend is the big Browerville Days. Browerville is a small town of under 1000 people but when I comes to this annual event it blows up. People flock from miles around to have a great time!

I will be out at the street dance on Saturday Night (Signing Autographs...just kidding). Most of the rest of the time you will find me at the softball fields playing on the long shot teams to win a game in either of the tournaments.

In the last month or so I have noticed a sizable drop off in the number of homes that match my buyers search results. A search that used to yield 10 homes a week, now might only return 3-4 homes. Then the homes that are coming up are priced great and sell right away.
SO WHAT DO YOU DO IF YOUR A BUYER?
1) Be prepared to make an offer today!
2) Make sure you are current on your loan pre approval.
3) Bring your check book to cut an earnest money check!
4) Know that most homes are selling for above the asking price.
Rates are still good and first time buyers will get up to $8000 in a tax credit! Get moving!

Does anyone actually like short sales? Perhaps a couple agents who list them and work them well enough to make a good living, but for the buyer and the buyers agent is there anything to like about them?
I choose to focus on the positive. If you read my blogs I am normally positive. I have 3 short sale offers just sort of hanging out there. One is over two months old, one is a little over a month old and the other is a little over two weeks old. Of course I prepare people that these take a while to know if your offer is going through or not.
Thinking about this tonight I feel the #1 reason I don't like short sales is that I can't count them as a sale. I have three people sitting on a house...but its not a pending sale...its a ... HOPE AND A PRAYER at best. Other pending sales I can say I have X amount of closings coming up, but for short sales I can't count them.
I know you can come up with better reasons not to like them. Start your list below...

Prices have fallen significantly around the country in the last couple of years. However, its important to keep in mind that real estate is local. Today I want to focus on Isanti County, MN.
Home prices in Cambridge, Braham, Isanti and surrounding areas have seemed to hit bottom for the time being. In Isanti its possible to get a clean home with 4 br and 2 bath (split entry) for under $120,000. Move right in!
In Braham if you are on the look out you could get a 2 br, 1 ba split entry style home for around $80,000 right now. But remember these homes are selling fast and might not come on the market again for awhile.
In Cambridge you can find a nice 2 Br, 2ba townhome for under $70,000. So with prices like these if you are able to buy its time to get moving. Interest rates are low and first time buyers get up to an $8,000 tax credit!
