Contract For Deed

I know this is not the most likely thing to happen, but I think to cut their losses the National Banks should start selling their homes Contract for Deed. 

They would have to open a new department to process the contracts, but after that it should be like any other loan as far as processing the payments.

By doing this they would be able to sell homes faster and for more money.  Many of the people getting foreclosed on are not bad people.  Perhaps the qualification would be that someone out of foreclosure and bankruptcy would show steady income for 1 year and be buying a home on Contract for deed for a fair amount under their former home payment. 

There are many people that bought too much house and had $2500 payments that could easily make $1500 payments and currently in the Minnesota market there are good homes that would equal the $1500 payment available.

This would tighten up the inventory much faster and cause the prices to turn around. There are too many vacant homes out there and many people that need to get in a home but can't because of their credit.

Geek Squad Here I Come

I am in shock and recovery from my home laptop crashing.  (I am at the office now).  Chloe, my seven year old was playing and started complaining the computer was not working. I went over and looked at it and there was a message that had an OKAY button on...I click the button and the computer went dead. 

I tried to start it up and it does not do anything.  Chloe did not know what she did.  So after a few minutes of frustration and hitting every button on the computer I decided I will have to take it in to see if they (The Geek Squad) can bring it back to life.

If anyone knows why a computer would just shutdown and not start again please share that.  I have had computers crash but you normally can restart them.  This one is just dead. Its a year old too.  Thanks.

Getting on a Roll

Earlier in the week I wrote about Staying on a roll ... so I thought I should actually write about getting on a role. Since it seems that most people are not on a roll in their sales but would obviously like to get there.

There are really an unlimited variety of ways to get on a roll.  Here are some I suggest...

1) Define some goals for yourself. What would be a ROLL for you?  How many sales? Write these out.

2) Ask for divine guidance.  I put God first and ask him how I can obtain my aim.  For those you don't share this feeling of faith...still you can search deep within to see what actions you might need to take to obtain the goals.

3) Find a coach or mentor.  Perhaps someone will just mentor you for free and thats fine and good.  However, when you understand that if you go around looking for free mentoring and coaching...you'll actually attract a lot of people looking for free real estate services.  You want paying customers so your coach and mentor should be paid.

4) Become more aware.  Know what you are doing.  What is working and what is not working. Then make adjustments. This is where a coach or mentor can help you because often we don't step back a take a look at the big picture.

5) Be thankful for where you are at right now!  (I will expand on this in a post in the next couple of days) Check this other post out... I'm so thankful for...

 

This is just a suggestion list. I imagine I could list 10 more points.  This will get you started though.  May you be blessed and prospered now!

Making a Run at 200 Friends on Facebook

I am fairly certain I have added over 100 friends on Facebook this week.  I have been a machine inviting everyone I know from my hotmail database, people from Browerville High School and from Saint John's University.  I think I know most of the people.  I don't know that we would call each other friends, but I thought I would jump on board with Social Networking a bit more.

I don't feel I want to put massive time into Social Networking.  I do see the value and benefits of it.  There might be some old friends you reconnect with, perhaps there are some future clients that you find, and more people for you prospect from if thats your thing.

I am not 100% sure what to use it for, but I am going to make a run at 200 friends by next week at this time and see what happens. If you want to look me up on facebook you can be my friend too!

Wake Up...Live the Life You Love - Book Update

I get asked many times a week about when the book is coming out.  I thought I would update everyone. 

Basically I am not sure...It has just finished up editing.  They are putting it into design and then that it will be ready.  I had no idea it takes that long for a book.  Of course there is more to put together how the Wake Up...Live the Life You Love series is put together...with all the co-authors involved.

So I guess at this point I am updating my signature notes below to say this winter.  Its all good!

Not really. I think its still on. I watched a little and was interested, but the kids kept asking questions like...

1) Why do we need a new president? Did George Bush Die?

2) Who are you voting for? 

3) Whats Iraq?

4) Whats the man that looks like he is from Africa saying? Is he friends with George Bush?

5) Why do they hate each other?

6) Are there wars in Minnesota?

7) Do they listen to God?

8) What's a debate?

9) Can we see what else is on?

I finally said no. Its time for bed.

The Economy is the Best its Ever Been...

THE ECONOMY IS THE BEST ITS EVER BEEN... FOR ME!  Yes it is.  I will have made the most $$$ that I have ever made after my next two closings this week and we are only in September.  I already have a good October lined up with at least 7 closings.

Staying on a roll

In order to stay on a roll you of course have to get on a roll first. What do I mean by getting on a roll?  I mean to be in a nice grove in your sales.  In real estate in the last year or so its been difficult for most people to get on a roll in their sales and then to actually stay on it.

There are several reason for that such as:

1.  Listings have been harder to sell for the traditional listing agent.

2. Buyers have been taking longer to decide because of the selection.

3. Financing rules have made it more challenging for people qualify...

And of course the list could go on. 

How many sales is ON A ROLL depends on your expectations. If you expected to sell 10 homes and you have sold a home every 10 days for the last two months you would be ON A ROLL with 6 sales in two months.  If you had a goal to sell 50 homes then you needed to sell about one a week and if you are selling one a week or more then you are ON A ROLL.

I'm currently ON A ROLL. Staying there for me is simple now.  I put God first in all I do and allow Him to go before me or come with me.  I do things in a CERTAIN WAY (God's way of doing things) and the results happen.  Of course I am in the process and learning and growing everyday and by no means do I have all mysteries of the world figured out. 

However, I now know that God cannot fail so I cannot fail and knowing that I move forward in faith, trust and hope knowing all things are possible to he who believes. 

Since this all sounds good and yet most people don't seem to know how to do this and stay ON A ROLL that is why I offer my coaching service.  So if you know your potential but just have not been able to stay ON A ROLL - I know I can help!

I'm so thankful for...

I'm so thankful for...

Spend some time today completing the above sentence.  Think of many things in your life from the fact you have food in the refrigerator, a bed to sleep in, a roof over your head all the way to the larger things that you have.

A great way to start your day is by writing out this list or saying it out loud as you wake up, drive to the office, take a shower. 

Giving thanks brings more of the good things you would like to see to you.  Its really simple to do and much better then spending your time worrying about what can go wrong.  Peace!
